Uniform Residential Landlord & Tenant Act

In Clarksville and throughout the rest of Montgomery County, landlords and tenants are bound by the rules and regulations set forth in the Uniform Residential Landlord Tenant Act. Passed in 1972, this act clarifies and standardizes the responsibilities of both parties in a landlord/tenant agreements. Our firm is well-acquainted with this act and how it applies to both parties, and may be able to use it to help you hold your tenant accountable for damage they’ve caused, rent they haven’t paid, and much more. Surrounding Counties and cities, however, have not adopted this legislation and use different rules and standards to govern landlord/tenant agreements, including common law. Our firm is capable and experienced in handling both types of disputes and can provide you with counsel, wherever you’re located.

Active-Duty Service Members

The attorneys at Patton | Pittman proudly support our armed forces. Due to our proximity to Fort Campbell, Clarksville-Montgomery County and the surrounding communities have active duty service members who are both landlords and tenants. Perhaps you became an “accidental landlord” because you bought a house before receiving orders to deploy or change duty stations. Maybe you are renting to a soldier who has received orders to deploy and are unsure of your rights and obligations. Whether it is the Servicemembers Civil Relief Act of 2003 or a military clause in a lease, we understand the special complexities in cases where one or both parties are active duty military. Our attorneys can help you navigate these unique cases.

We Are Landlords and Attorneys

We understand your needs as a landlord because we are landlords, too. Over half of the attorneys at Patton | Pittman are current or former landlords. We have owned and managed both commercial and residential properties. This allows us to approach landlord-tenant issues with an understanding of the landlord’s perspective and priorities.
